Qualification is based on household income and household size according to Seattle MFTE program guidelines. Income limits are set by the city and updated annually. Apartment homes range from approximately 500 to 1,347 square feet and may include stainless steel appliances, quartz countertops, wood‑style flooring, and large windows that fill each space with natural light. 

Utility responsibilities at Sitka may vary depending on the apartment home and usage. Residents are typically responsible for their own electricity, gas, water, and internet service, while certain utilities are billed through the community.
